LPS have a proven track record of successful management of major portfolios. With unique and extensive experience LPS have an invaluable appreciation of high profile corporate and government portfolios as well as the impact such portfolios have on the local and wider community.

 

LPS personnel have extensive experience and capacity to manage large commercial, residential, rural, crown and local authority portfolios.

 

Currently LPS hold the property management contract for Queenstown Lakes District Council's (QLDC) portfolio and Land Information New Zealand (LINZ- South Island Portfolio). Sister company Abel Properties Limited hold the property management contract for the Blenheim District Council portfolio.

LPS stay abreast of relevant legislation to ensure properties remain compliant and are administered within legislative restraints. We regularly review:

* Statutory & Regulatory Acts relevant to property and land issues

* In-depth knowledge of legislation and governing Acts which affect local and national government properties.

 

Experienced in Contract Management, LPS are proactive in financial management, assessing and implementing budgets, annual maintenance schedules and long term programmed maintenance schedules.

 

LPS also have effective experience in representing clients in mediation and tribunals.

 

Local Government Property Management:

 

* Intimate knowledge of property portfolios, including all land and buildings

* Regular Inspections

* Leasing, tenant liaison, rent and rates billing and collection

* Repairs and maintenance

* Compliance with the Building Act

* Issue of temporary licenses (reserve, table and chair, filming etc)

* Accurate and timely reporting

* Timely payment of creditor accounts

* Attendance of committee and working group meetings

* Liaison with the public and media regarding Council property issues

* Issue of owner's consents (section 94)

* Approval and registration of easements

* Project management for subdivisions, upgrades and developments

* Management of service suppliers

  (ie: rubbish removal, cleaning, sanitary)

* Compliance with Local Government and Reserves Acts

* Sale and purchase of property

* Maintenance of accurate property databases

New Zealand Government Property Contract (South Island):

 

* Issuing leases, licenses, permits, easements, access agreements as per the standard forms

* Repairs and maintenance

* Compliance with the Building Act

* Approval and registration of easements

* Timely payment of creditor accounts

* All aspects of financial management including very strict debt collection procedures

* Revenue and expenditure forecasts, annual works expenditure budgets
